About Purchasing

The vast majority of homes in New Hampshire are sold through Realtors who place all of their listings into NNEREN (Northern New England Real Estate Network). Through our statewide computer system, we are able to instantaneously access and show you every home that is for sale from the states' most northerly Canadian border, to our most southerly Seacoast towns.

When buying a home, most Buyers utilize the New Hampshire Association of Realtor's form entitled "Sales Agreement and Deposit Receipt". This legal document incorporates the "Offer to Purchase" document that is the initial document prevalent in some other states. Provisions in this document have been made to fairly protect the interests of both buyer and seller with standard contingencies for mortgage financing, general home, septic, pest, radon, lead paint, water quality and hazardous waste inspections.



When purchasing a home through a Tate and Foss broker, you have two choices concerning how you work with the agent. You may hire him or her as your Buyer Agent, and they will advocate on your behalf throughout the entire process, or you can work with the agent in a "Non-Agency" relationship, in which the agent does not hold a specific allegiance to either buyer or seller, but exercises unequivocal fairness to all concerned and puts forward his or her best efforts to find you the appropriate property.

About Selling

Pricing your property is the most important aspect of selling your home. If your property is priced too high, today's educated buyers will be discouraged from either viewing or making an offer on your home. If your property is underpriced, you may not realize the full financial benefit of home ownership. Upon request, an experienced Tate and Foss broker will meet with you and prepare a complimentary "Market Analysis" of your property. This CMA will compare your home to other properties that are either presently on the market or that have recently been sold. This analysis will conclude for you a recommended Asking Price, as well as a probable Sales Price of your home.

When hiring Tate and Foss to sell your home, we legally become your selling "agent", and by law and spirit are loyal to and advocate for you. In order to further assist you in the sale of your property, we encourage and work with the "Buyer Agents" and "Non-Agents" from other firms who wish to introduce buyers to your property.

For your protection, company policy prohibits us from cooperating with the once traditional "Co-broker", legally called a "Sub Agent of the Seller". Since we have now rejected "Subagency", you, as our Seller, are no longer legally liable for misrepresentations about your property by subagents who would have been working with us to show your house.
