Featured Lifestyle: South End, Portsmouth NH

LIVE South End Portsmouth NH

Welcome to one of our favorite places in the Seacoast area...the South End, Portsmouth NH. There are so many things to love about it! Its history, architecture, proximity to downtown Portsmouth and New Castle, warm sense of community (hence the Friends of the South End Neighborhood Association!), walkability, and extraordinary views. We believe it's the city most charming neighborhood. Every home has a blooming pocket garden...and is just a short, sidewalk stroll to Market Square, Strawbery Banke, Prescott Park, boutiques, cafes, theaters, and so on.

South End Neighborhoods

{ Neighborhoods of the South End, Portsmouth NH }

South of Court Street to South Mill Pond and over to the Piscataqua River (top circle in the map above): As close to downtown living as it gets, with the benefit of living in a 'real' neighborhood where you know everyone on the block and then some. If you live here, you can walk toGeno'sfor a cup of chowder, over to Sanders for fresh seafood and South Street & Vine for a bottle of good wine...and, in the cooler months, you'll want to make the Labrie Family Skate at Puddle Dock Pond part of your weekly routine! Over the last two years, 19 residential properties (7 condominiums +12 single-family homes) have sold; average price:$634,636. Isolating the 12 single-family sales, the average price jumps over $100,000 to $751,583.

The South Street-Marcy Street-New Castle Avenue Triangle and Beyond (middle circle): In this area of the South End, you'll find a mix of beautifully renovated 18th and 19th-century homes with a few newer construction properties here and there. If you're lucky enough to live in this neighborhood, you're sure to be a 'regular' at Napoli, an authentic Italian market and deli! Twenty (20) residential properties (2condominiums and 18 single-family homes) have sold here over the last two years, with an average price of$752,947. Excluding the 2 condo sales, the average price climbs over $40,000 to $793,719.

According to Tate & Foss Sotheby's International Realty Sales Associate Rachael Brown:

"Im in constant awe of the changing landscape here sincemy childhood...the demographic mix, property values, everything. Back then, there were a lot of military families living here...many of my classmates had parents stationed at Pease Air Force Base, which is now Pease International Tradeport. I grew upnearby on South Street and my weekend job was walking through the Little Harbor and South End neighborhoods delivering the newspaper. It was and still is a fantastic place to live!"

Pleasant Point-Frame Point Area (bottom circle): The last neighborhood of waterfront and water view homes on the 'mainland,' just before you cross over to Shapleigh Island on the way to New Castle. Most homes were constructed between the 1950s and 1970s, with a few custom-built since 2000. Many of the originals have been significantly remodeled with a modern or contemporary flair. The 2017 Music Hall Kitchen Tour featured three spectacular homes at Pleasant Point! Since 2012, only three (3) homes have sold; average price:$976,666.

Tate & Foss Sotheby's International Realty proudly offers one of the South End's most unique antique properties. Not just another meticulous restoration, though thoroughly up-to-date and lovely. Even WMUR-TV thought so and featured it on New Hampshire Chronicle. After all, the 1778 Elbridge Gerry House is both flawlessly refreshed and comes with a splendid historical pedigree. Gerry, you see, was U.S. Vice President and signed the Declaration of Independence. Yet there are many compelling amenities for today's buyer. Click here for more details!
