Rye NH Beach Neighborhoods

Rye NH Beach Neighborhoods are some of the most sought-after places to live in the Seacoast area. This salty little town has the longest stretch of NH coastline along the Atlantic Ocean. Rye has a population of more than 5,000 residents and each one has their favorite patch of sand....from rocky Bass Beach and Sawyers Beach (epic surfing spots), over to Jenness Beach and Cable Beach (family favorites), around Rye Harbor (commercial fishing port) to Foss Beach (great for dog walking), and up to Pirates Cove and Wallis Sands Beach (home to The Surf Club).

Our review of beachfront, ocean view and 'within walking distance to the ocean' home sales in Rye NH Beach Neighborhoods since 2019 considered more than 30 transactions with a median sales price of $1,000,000.

Jenness Beach Area

beach houses The Jenness Beach Area, which includes Sawyers and Cable Beaches, includes a few fabulous Rye NH Beach Neighborhoods; most notably, the collection of iconic oceanfront homes along Ocean Boulevard, Old Beach Road and Straws Point Road. Then there are those tucked back slightly, just a stones throw from the sand, privileged with water views. And just beyond, blocks of former seasonal beach cottages nestled between Ocean Boulevard and Central Road...an easy walk to the sea.

Those fortunate to live here can walk to Sandpiper Cafe for coffee and smoothies, Common Roots for lunch (and yoga!) and The Carriage House for dinner. If you're a Rye resident, but living in the Jenness Beach Area is more of a dream than reality, you can purchase a beach parking permit for the season for $25...it's your golden ticket to the coveted spots near the public beach access areas at Old Beach Way, Sunrise Path, the end of Cable Road and the permit-only section of Ocean Boulevard near Sawyers Beach.

Wallis Sands Beach Area

The Wallis Sands Beach Area,including a section known as Pirates Cove (named after a long-gone restaurant), has its own fine strand of beachfront pearls and waterview gems overlooking Ocean Boulevard. And east of Brackett Road, small streets dotted with charming bungalows and Capes within walking distance to the sea...including Fairhill Manor, just north of the state beach.

Lucky locals enjoy a short stroll over to Petey's Summertime Seafood for some of the best chowder and lobster rolls around...and down to Kook's Beach Bar for a 'Rye Tai' cocktail. Rye residents aspiring to live in the Wallis Sands Beach Area can purchase a seasonal beach parking permit for access to the prime spots at the end of Wallis Road and near Concord Point, across the street from Petey's restaurant.

Foss Beach Area

While the Foss Beach Area does not have any properties directly on the sand, there are a few waterfront homes at adjacent Rye Harbor. Most residences in this Rye NH Beach Neighborhood are on the other side of Ocean Boulevard, with ocean views and west-facing backyards that extend to Awcomin Marsh.

When I first moved to Rye, I lived near the end of Washington Road with a pretty view of Foss Beach, the ocean and marsh...my husband proposed to me on this beach and it's where we'd walk every day with our first black Lab! At high tide, the ocean comes right up to the rocks, so this beach isn't quite as popular with tourists...but it's great for locals who are in tune with the tide schedule. At lower tides, you often have the beach to yourself as you stroll down to Rye Harbor State Park and back. Awcomin Marsh is one of my favorite natural landscapes in town...in fact, I have a special painting of it over my fireplace mantel, created by local artist and friend Barrett McDevitt. The upstairs bar at Ray's Seafood is a popular gathering place for locals looking to unwind after a long day, with cold beverages and steamed lobstahs! And whether you have a beach parking permit or not, you can always park on the stretch of Ocean Boulevard between Rye Harbor and Washington Road...grab some 'fluffy chowder' and lobster rolls from nearby Rye Harbor Lobster Pound, park with ease and enjoy a seaside picnic along Ragged Neck at Rye Harbor State Park.
